Home Inspection - Buying or Selling

Adams Residential Inspections can give you a written evaluation of the following components of a residential building: heating system, cooling system, plumbing system, electrical system, structural components, foundation, roof, masonry structure, exterior and interior components, or and other related residential housing components. 

Radon Testing

$120 depending on location

Radon is an odorless and tasteless gas that can cause health problems, such as lung cancer.  It is relatively common in the mountains.  We encourage you to perform this test for your health and peace of mind.

Water Testing

cost $225 and test for

Total Coliform, E. Coli, Lead, Nitrates, Nitrites, pH, Total Dissolved Solids, Iron, Total Alkalinity, Copper, Phosphorus, Total Chlorine, Free Chlorine, and Turbidity.

Statement from the EPA: Your water company must notify you when there are contaminants in the water they provide that may cause illness or other problems.  If your water does not come from a public water system, or you get your water from a household well, you alone are responsible for assuming that it is safe.

Pest Inspection

$120 depending on location

During the home inspection, it is suggested to also have a pest inspection.  A pest inspector can look for evidence of termites, roaches, ants, rats, mice, and other destructive pests.  Adams Residential Inspections can perform a home inspection and a pest inspection at the same time.



Half the cost of your initial home inspection

After your initial inspection it can be nice to have a re-inspection done.  The re-inspection only looks at the items suggested for repair from your initial inspection and checks off as a passed repair or a failed repair.

Eleventh Month / Warranty Inspection

A warranty inspection will be treated the same as a home inspection except it is scheduled for less than one year after your first inspection.  The warranty inspection is usually used in new construction because defects and issues may arise during the first year that were not apparent at the initial inspection.  For example, during construction after the plumbing is complete, a drywall installer drives a screw into a plumbing component.  The plumbing component is sealed with the screw for about six months; hence, no problems are discovered in the initial home inspection.  Eleven months later when we come back for your warranty inspection, we discover extensive water damage and decreased water pressure.  Fortunately for you, you hired Adams Residential Inspections for a warranty inspection, we discovered the problem and now, under warranty, your builder can fix the problem saving you a lot of time, money and headaches.

Maintenance Inspections

A maintenance inspection is an inspection that can be done as often as you like after the initial home inspection.  It can help a new home owner keep track of items that need to be repaired or reworked on your home to keep it in tip top shape.  This is best used to keep your property value at its best.  Another good use for this service would be in a rental property.  Do you have a new tenant every year?  Do you know what they have done in your home day in and day out?  Adams Residential Inspections is here for you!
